Everett, WA

Everett is the county seat of and the largest city in Snohomish County, Washington, United States. It is 25 miles (40 km) north of Seattle and is one of the main cities in the metropolitan area and the Puget Sound region. Everett is the seventh-largest city in the state by population, with 111,337 residents at the 2020 census. The city is primarily situated on a peninsula at the mouth of the Snohomish River along Port Gardner Bay, an inlet of Possession Sound (itself part of Puget Sound), and extends to the south and west.

Everett, WA

Top Locations for Families if you want to be close to Base:

Northwest:

A beautiful, established suburban neighborhood known for historic brick and Victorian-style homes, white fence front yards, and classic charm. A highly desirable area for families. Everett Community College is located in this neighborhood. A great option for families and first-time buyers. Crime rates are low to moderate.

South Forest Park:

This area extends into Mukilteo on the south western outskirts of Everett has more trees and serenity. A popular spot for families is Forest Park which is one of Everett’s most loved outdoor park spaces, covering approximately 197 acres in south Everett. It offers a peaceful, wooded setting with walking trails, picnic shelters, sports fields, summer splash pad, playgrounds, and open green space. You’re lucky if you find a home near here.

Downtown:

A more urban and industrial area with a true “city” feel. You’ll find apartments, studios, and single-family homes here. Crime rates range from moderate to high compared to other neighborhoods. This area is home to the Imagine Children's Museum, along with many popular local restaurants, shops, and small businesses.

Riverside:

A quieter suburban neighborhood featuring historic brick, Victorian, and Craftsman-style homes on small to medium-sized lots. A strong community feel and a popular choice for families. Crime rates are low to moderate.

Delta:

A mix of suburban and light urban living. You’ll find townhomes, condos, and charming two-story Victorian homes, along with some small commercial businesses. Crime rates are low to moderate.

Bayside:

As the name suggests, this neighborhood is located near the marina, and some homes offer views of the Puget Sound. It offers a blend of suburban and urban living, with townhomes and taller two-story homes on smaller lots. A mix of residential and commercial.

Port Gardner:

A historic area with many established homes, located closest to Port Gardner Bay (part of the Puget Sound). Homes closer to the southwest waterfront come with a premium price tag, while properties nearer to town and I-5 are generally lower. Crime rates tend to be lower toward the west and moderate to higher closer to I-5 and downtown.

The outskirts of Everett are primarily a commercial and industrial area, home to several local lumber mills and related businesses. Residential housing is limited.

Marysville

A popular choice for families, Marysville offers a more suburban feel with larger neighborhoods, plenty of parks, and strong community amenities. The average commute to Naval Station Everett is about 15 minutes, typically via the Highway 529 bridge, which connects directly to Broadway — the main north-south corridor through Everett.

Marysville is known for its well-rated schools, sports complexes, walking trails, and family-friendly events throughout the year. Home prices generally range from mid to upper price points depending on neighborhood, lot size, and newer construction options.

Crime rates tend to be lower in the north and east areas of the city, while activity is more concentrated closer to the downtown corridor. Overall, Marysville offers a convenient commute, more residential space, and a strong community atmosphere for military families and commuters alike.

Tulalip

(Pronounced Too-Lay-Lip)

Home to the Tulalip Indian Reservation, this area offers both deeded properties (where you own the land) and leased land homes (where the Tribe owns the land and you lease it). It’s important to understand the difference, as financing and resale can vary between the two.

The area is also home to the popular Tulalip Resort Casino and the Seattle Premium Outlets, where many stores — including brands like Under Armour — often offer military discounts.

Home prices range from average to higher price points depending on location, lot size, and privacy. You can still find properties with acreage and mature trees, offering a more secluded feel. Crime rates are generally moderate in the central commercial areas and lower in the surrounding residential neighborhoods.

Kayak Point / Lake Goodwin

Just north of Tulalip, you’ll find a quieter, more private setting often referred to as the “7 Lakes” area. If you’re looking for space, trees, and a little more breathing room, this is a great place to start — most homes sit on medium to large lots, offering a more rural, peaceful feel.

Be sure to explore Kayak Point Park for beachcombing, waterfront views, and miles of walking trails. Lake Goodwin is also nearby and popular for swimming, fishing, and water sports in the warmer months.

Overall, this area is known for low crime rates and is ideal for those who want privacy while still being within driving distance of city amenities.

Lake Stevens

Lake Stevens is another excellent option for families, offering a mix of country-style living and established suburban neighborhoods. The Navy base housing community, Constitution Park, is located here, making it a convenient choice for military families.

The city is known for strong schools, well-maintained parks, and of course the beautiful lake that serves as the centerpiece of the community.

The commute to Naval Station Everett is about 20 minutes without traffic, but keep in mind that Highway 2 — especially the “Trestle” bridge — can experience heavy congestion during peak commute times.

Overall, Lake Stevens offers a safe, scenic, and family-friendly environment with low to moderate crime rates.

Arlington/Smokey Point

This area offers a blend of country space and convenient suburban living, making both a strong choice for families. The commute to Naval Station Everett is approximately 25 minutes, depending on traffic.

In south Smokey Point (north Marysville), you’ll find several military-support resources including the Defense Commissary Agency (DECA) Commissary, the Navy Support Complex Smokey Point, and the Navy Gateway Inns & Suites (Gateway Exchange hotel).

Arlington, especially downtown, has more of a small-town feel with established neighborhoods and a quieter pace, while Smokey Point is more commercial along the main corridors, with surrounding residential communities nearby. Costco and larger shopping stores are in Smokey Point off 172nd.

Crime rates are generally low in residential areas. Local school districts are well-regarded, adding to the area’s appeal for families.

Stanwood

Is perfect if you’re looking for small-town charm, country living, and a little more open space — and don’t mind a slightly longer commute. It’s about 30-40 minutes to Naval Station Everett without traffic, though you may experience some congestion as you head into Everett during peak hours.

Stanwood has strong agricultural roots and a true farming-town feel, with wide-open landscapes and scenic views. It sits right next to the bridge connecting to Camano Island, known for its beach parks, waterfront access, and outdoor recreation.

Much of Washington’s most beautiful geography — including farmland, water views, and mountain backdrops — can be found north and east of the base, making this area especially appealing for those who love the outdoors.

Crime rates are low-moderate within town limits and generally low in the surrounding rural areas.

Mount Vernon

A Skagit Valley (Pronounced Ska-jit) town known for its farmland, Mount Baker mountain views, and small-town charm. If you appreciate open space and a slower pace, Mount Vernon offers a mix of historic homes near downtown, established suburban neighborhoods, and rural properties with acreage just outside city limits. The downtown area has a growing collection of local restaurants, coffee shops, and boutiques, and the community is especially known for its annual tulip season, which draws visitors from all over the state.

Home prices are generally more affordable than areas closer to Everett and Seattle, though waterfront or view properties can run higher. The commute to Naval Station Everett is longer — typically around 45–50 minutes without heavy traffic — making it a better fit for those who don’t mind the drive in exchange for more space and quieter farm land surroundings. Granite Falls

Lots of beautiful PNW trees here. Granite Falls is an up-and-coming community that has seen steady growth in recent years, including new construction homes in average price ranges. It offers a quieter, small-town feel with expanding neighborhoods and access to incredible outdoor recreation.

The city is home to the start of the scenic Mountain Loop Highway (Highway 20) — a beautiful drive known for mountain views, forested landscapes, river access, and hiking opportunities. If you enjoy a relaxing drive to unwind, this route is a local favorite. Along the way, you’ll find the well-known Big Four Ice Caves and multiple scenic river pullouts perfect for photos or a peaceful break.

Crime rates are generally moderate within town and low in the surrounding rural areas, making it a great option for those looking for affordability, growth potential, and easy access to nature.

Snohomish

Snohomish is a charming, historic town that blends country living with a strong sense of community. On the outskirts, you’re surrounded by farmland — and yes, occasionally you may catch a true farm-country breeze. That’s part of the charm for many who love the rural atmosphere.

Downtown Snohomish is especially known for its preserved historic buildings, locally owned shops, restaurants, tasting rooms, and nearby wineries. It has a vibrant small-business scene and hosts seasonal events that bring the community together.

Many homes in town feature historic or Victorian-style architecture, while the surrounding areas offer larger lots and more rural properties. The school districts are highly regarded, and the community feel is a big draw for families.

Mukilteo

Pronounced: Muk-ill-tea-o

This is a beautiful coastal community that’s just as enjoyable to visit as it is to live in. It’s home to the Mukilteo–Clinton Ferry, providing direct access to Whidbey Island and stunning waterfront views.

Mukilteo Lighthouse Park sits right next to the ferry terminal and is a local favorite for picnics, large gatherings, kite flying, beach walks, and sunset views over the Puget Sound.

Home prices in Mukilteo tend to be on the higher end due to its waterfront location, strong schools, and established neighborhoods. However, you can still find well-priced opportunities in areas between Mukilteo and Everett. Overall, it’s a highly desirable area known for its scenery, community feel, and coastal charm.

Mill Creek / Bothell

• Mill Creek:

Mill Creek has a great "city meets suburban feel" without going all the way to Seattle - and without the skyscrapers. It's known for its great neighborhoods, highly rated school districts, and strong suburban feel. The Mill Creek Town Center serves as the heart of the city, offering restaurants, coffee shops, grocery stores, and boutique shopping all in one walkable area. Homes here are typically newer or well-maintained, with many located in HOA communities. Prices tend to run on the higher side compared to some north Snohomish County cities, reflecting the strong schools and overall neighborhood appeal. Crime rates are generally low, making it a popular choice for families and professionals who want a safe, organized community feel.

• Bothell:

Bothell offers a blend of suburban comfort and growing city energy. With a revitalized downtown area featuring local restaurants, breweries, and community events, Bothell has become increasingly popular in recent years. You’ll find a mix of established neighborhoods, newer developments, and some larger properties depending on the area. Home prices are typically higher due to proximity to both Seattle and the Eastside tech corridor.
